Second Life New England is a group of New England themed sims. In order to preserve the theme and protect your investment here, all builds MUST be approved by the Building Committee BEFORE being placed on your parcel. Guidelines and procedures are available in the Land Office in Mystic. Do not place any building on your parcel without Building Committee approval.
You may not remove any Linden trees or plants from your parcel without the explicit approval of Sudane Erato.
Please read this entire Covenant carefully and contact Sudane Erato or Gayle Cabaret if you don't understand a provision.
Purchase of a plot signifies your agreement to comply with this Covenant. Failure to comply can result in the forfeiture of your property.

Land Sales
Parcel owners may list their land for sale on the SLNE web site or with Linden Labs. Please contact the parcel owner to purchase a parcel.
Payment
Your monthly land fee payment, also known as "tier", must be paid via the payment box in the Land Office between the 21st of the prior month and the first of the month to which the fee applies. There will be a grace period till the 5 th of the month. Your land will be reclaimed and your objects returned if payment is not received by the 9th of the month.
Land Sales to Others
All land sales must be reported to Sudane Erato, the Estate Owner. Please contact her if you need help in facilitating a transaction. The buyer must agree to the terms of the covenant.

Terms and Conditions
Before you purchase land, you should carefully read and accept the below terms and conditions. Purchase of Second Life New England land constitutes acceptance of these terms and conditions.
This agreement is solely between you and Second Life New England (SLNE).
Land ownership entitles you to the following services:
1. Full access and use of your land
2. Ability to sell your land to any other Second Life user at any rate at the sole discretion of you and your buyer, as long as that person agrees to these covenants and the Estate Owner is informed of the transfer.
Land ownership involves the following duties:
1. Payment of monthly land use fees, also known as "tier", through a payment box, to maintain your land.
2. You will have to respect and obey the covenants of the sim in which you hold land, as defined by the Estate Owner, who may define and change the covenants at her sole discretion.
3. You are responsible for the sale and transfer of your land. You must notify the Estate Owner of such sales so that proper ownership records can be maintained for SLNE.
4. You are responsible for your guests behavior on your land.
Your obligations under this agreement end as soon as you sell or transfer your land to another resident or release your land.
The Second Life Terms of Service (TOS) and Code of Conduct apply on your SLNE land.
Although the SLNE estate carries a mature rating, proper class and decency in public areas is the norm, not the exception.
SLNE sells land on an "as is" basis, we offer no guarantees of customer satisfaction.
SLNE does not issue refunds on monthly fees.
SLNE does not buy back land.
SLNE is not liable for sales of group land by an officer without the group's permission.
SLNE reserves the right to evict for non-compliance or non-payment. No refunds will be given.
SLNE does not assume any liability for future changes by Linden Lab to the second life platform and their possible impact on your land ownership experience, including but not limited to changes in tier.
SLNE reserves the right to change any and all covenants at its discretion.
SLNE reserves the right to sell or terminate simulators.
------------------------------------------------ COVENANTS (Rules and Regulations)
This document specifies the restrictions placed on land use in the SLNE. It can be amended by the Estate Owner without notice. The Estate Owner shall have the power to grant waivers of these regulations in respect of a particular structure or other land-use project, in respect of a particular plot as long the build corresponds to the original description in waiver grant. The Estate Owner may override said waivers. The Estate Owner is the final arbitrator of the estate. Please contact her with any issues.
SLNE-wide covenants *****************
The following provisions apply to all SLNE parcels:
* residents are entitled to the quiet and peaceful enjoyment of their land. while the use of aircraft and motor boats is permitted, close hovering or buzzing of residents or loud sustained noise is not permitted. the use of weapons of any sort is not permitted.
* sailing rights must be maintained at all times
* waterways must be left intact and clear for boating
* boats must be allowed to sail and navigate on private waters
* sailing start lines and wind-setters may only be placed for the duration of scheduled race events, and with the prior approval of an estate manager
* no electronic ban lines or red restriction tapes are allowed
* commercially purchased security systems may not interfere with sailing within your parcel
* use of ban tools shall be solely for temporary handling of griefers, notify the Estate Owner of griefers so she may ban them from the estate
* no sandboxes
* no terra forming is permitted
* landscape elements may not be changed, although adding in theme plants is allowed
* land must have a minimum of four trees per 512 m2.
* no roads, cars or land vehicles allowed
* use of aircraft is permitted, but must not be left on property when not flying, with the exception of small float planes which may be docked or moored and considered to be boats when not flying.
* no commercial activity on residential parcels (see the sections on Residential Zones and Commercial Zones below)
* all buildings must be set back from the property edge a minimum of two meters, with the exception of docks & boat, which may go right to the property line
* builds must fit within a rectangular area less than or equal to 1/8th the size of the parcel. builds consisting of multiple detached structures must fit within rectangular areas, the sum of the area of which must be less than or equal to 1/8th the size of the parcel. docks are exempt from this calculation but must be reasonable with regard to size, appearance, and impact on their surroundings.
* all structures must be consistent with a New England style and are subject to review prior to placement
* reviews are in accordance with the SLNE Review Process which is available on request from any estate manager or review board member
* the maximum height of buildings is 18m, excluding chimneys
* smaller buildings which compliment the landscape & the house maybe placed with the ratios, but must be on dry land
* no water builds, astroturf islands or boathouses extending over the water
* no skyboxes are permitted below 500 m in altitude
* skyboxes are not required to be in theme
* no default wood textured prims are to be left in place longer than 24 hours
* all ground level buildings (below 500 m in altitude) must be physically plausible
* at least 32 unused prims must be maintained on all parcels to allow for flyovers without autoreturn kicking in (see below for prim requirements for parcels which include Waterways)
* use of excessive scripts which adversely affect sim performance are not permitted, determination of the same is at the sole discretion of the EO
* scripts which spy on residents are not permitted.
* bounce scripts are not permitted.
* scripts which create autonomous wandering objects are not permitted.
* particles can only be used in effects that have real-world analogies, such as leaves, bonfires, fires and smoke.
* particle effects must stay within property lines
* particles should be set no higher than 10 particles per second.
* scripts, particles, and scripts attached to avatars are unregulated.
* no floating, flashing, particle emitting, or rotating signs are permitted
* combat is not permitted
* casinos, clubs, camping chairs are not permitted
* scamming is not permitted
* age play is not permitted
* derogatory comments about others based on their ethnicity, gender, religion, sexual orientation, disability or any other personal attribute, of any type, are not permitted
* harassment, stalking or any type of anti-social behavior is not permitted
* political/religious signs are not permitted
* littering is not permitted
* griefing is not permitted
* SL or RL commercial pornography is not permitted
* you will be held responsible for the behavior of your guests
Waterways (this section applies ONLY to parcels that include portions of waterways, including parcels which are using water prim-lots) ************************
* you must leave no fewer than 75 prims unused by you on your parcel or group of parcels at all times (this applies to ownership on each sim where you may own parcels. For example parcels on a second sim would also need 75 prims left unused)
* for void sims, no fewer than 150 prims must be left unused
* the Estate Owner may place limited navigational buoys in the water of your parcel, the prims of which shall be included in the 75 (or 150, for void sims) prims left unused by you
* the placement of buoys and other navigational aids must be authentic and correct according to established maritime standards and must not impede the passage of boats. all buoys and navigational aids are subject to the approval of the review board and estate owner.
Residential Zones (all sections not designated as Commercial are Residential) ***************
The term "Residential" at SLNE means private residences such as homes, and the typical accompaniments of homes, such as small flower gardens, in-theme landscaping, lawn furniture, a gazebo, a small dock, and one or two docked boats. All of the preceding are still subject to the estate management's discretion regarding taste, quality, appropriateness to the theme, impact on the value of properties in the area or impact on the experience of other residents of SLNE. The final decision on these matters rests solely with the estate owner.
This property is for residential use only. Business is not allowed (including but not limited to public-gathering places, clubs, casinos, stores, signs, or shopping malls). You may have meetings or parties on your property, but please be mindful of gathering size. If it looks like a huge public assembly, it probably is, and this is a residential area only.
SLNE reserves the right to require that a parcel owner remove any objects which in the judgment of the Covenant Committee cause that parcel to look cluttered, unrealistic, or inconsistent with residential appearance and usage.
Commercial Zones (this section applies ONLY to parcels specifically defined as "commercial") ******************
* all structures must be placed immediately adjacent to a street or connect to it via a path
* all buildings must be consistent with a New England style
* commercial activity is permitted
* all parcels in commercial zones must have on them a building that comprises a shop or a shop/w house
* all structures must have an entrance facing the street
* the primary purpose of the parcel is commercial, either goods or services. The ground floor, at least, must be devoted to commercial purpose. The upstairs may be residential.
*The shop owner may apply for free "rental" of the street area in front of their parcel for the purpose of moveable objects… tables, chairs, vendors. The owner reserves the right to arrange such objects consistent with the free flow of traffic through the street; and removal of the objects for various events.
*The shop owner is expected to devote substantial effort to the growth of their business at this location. We expect you to make money. Should the owner fail to achieve a success commensurate with the goals of the estate owner for the street, the estate owner may exercise the right of eminent domain and "reclaim" the parcel at fair cost.
*The shop owner is required to take care to maintain the theme of the SLNE. Because this location is the street, additional oversight will apply. The Estate Owner reserves the right to prohibit signage, objects, or goods for sale which it feels contrary to the theme.
*commercial structures may be of no more than 2 stories and 20 meters high in total. Floating structures are permitted above 500m only.
*the sims will be rated mature.
*no unsightly billboards or signs.
*homes and outbuildings must be kept within the confines of ones own land. No prims in the water other than mooring platforms, unless the are phantom. No structures are allowed in the water.
